Found: Standalone ghost fiction: Two orphan girls get adopted in a small town

Two orphan girls get off a train and stand with some other orphans to see if anyone wants to adopt them. The little sister gets adopted, and the protective bigger sister doesn't want to get separated, so she begs a couple to adopt her as a farm hand. They eventually say yes and she works on the farm. She gets used to the small town and starts to fall in love with the other stable hand. (Very light romance) Meanwhile, the little sister is adopted by a well-loved teacher with a mean uncle. During the book, there's an ominous vibe and the main character/big sister goes into the forest and sees a ghost child and fog and feels cold. Fast forward to the end, the nice teacher is evil and wants to bond herself to the little sister bc she had a daughter but she died, so the teacher killed herself too. The teacher turns out to be a ghost and tries to take the little sister into the spirit world to live with her forever, but the older sister stops her with shears, and gets with the love interest/stable hand. The end. Also the uncle turns out to be nice and was being manipulated by the evil teacher. The book title is only one word, but has the word eve in it. It's a greenish-yellowish-bluish cover with a forest and an ethereal ghost girl in a white dress on the cover.
